    Site walk & design

    Adam walks the property, listens to how you use the yard, photographs sight lines, and draws a composition that mixes turf with real stone, boulders, and drought-tolerant accent plants so it doesn't read as 'fake grass.' Free for Colorado Springs homeowners.

  2. 02

    Excavation & base

    We remove 4–5 inches of existing material (sod, failed xeriscape, old rock), haul it off, and build a compacted Class 6 road-base pad graded for positive drainage. This is what separates a 15-year install from a 3-year one.

  3. 03

    Hardscape first

    Any boulders, flagstone, dry-creek features, or path edging go in before the turf. We cut the turf to fit the stone, not the other way around — that's what makes the finished composition look native.

  4. 04

    Turf install & seaming

    Roll out, heat-bond the seams, trim to hardscape, and secure the perimeter with 6-inch stainless nails at 4-inch spacing. Infill is brushed in to lock blades upright and protect the backing from UV.

  5. 05

    Final grade & warranty

    Power-brush the blades, pressure-rinse, photograph the finished install, and hand you the 12-month Ponderosa warranty plus the manufacturer's fade warranty paperwork. We come back at 6 months for a free tune-up brush.

Isn't artificial turf the plastic-looking stuff from mini-golf courses?

Not anymore. The product we install is a multi-tone polyethylene yarn with thatch layers, four-color blade blends, and variable blade heights that mimic a real lawn. Guests standing on it often don't realize it's synthetic until they're told. We'll bring four sample panels to your consultation so you can see and feel them before you pick.

Does it really stay green all year?

Yes — 365 days a year, including through winter when real turf goes dormant and brown. The color is UV-stabilized into the yarn itself (not a surface coating), so it doesn't fade, doesn't oxidize, and doesn't need to be re-sprayed or top-dressed ever.

What's the 12-month warranty cover?

Everything. Materials, workmanship, seams, fasteners, base settlement, drainage, edging. If any part of your install doesn't perform as promised in the first year, we come back and fix it at no cost. That's on top of the manufacturer's 15-year fade warranty on the turf itself. Founding-year clients get a lifetime fade guarantee from Ponderosa directly.

How hot does it get in July?

Modern turf with the right infill stays 20–25°F cooler than asphalt or composite decking. In full sun at 90°F ambient, you're looking at 115–120°F surface versus 140°F+ for asphalt. We spec an antimicrobial cooling infill on every Colorado install and can add a hose-down rinse system that drops the surface another 15°F in 30 seconds.

What about my dogs?

Pet-friendly is the most common upgrade we install. The backing is fully permeable (30+ inches per hour), the infill has an antimicrobial odor-control layer, and you rinse it with a hose once a week like a patio. Solid waste picks up like it would on real grass. No dead patches from nitrogen burn, no dug holes.

Is it really critter-proof?

Yes. Voles, rabbits, and deer have nothing to chew — the blades are polyethylene, the backing is sealed polyurethane, the edges are buried and nailed, and there's no soil profile for burrowing. Gophers can't tunnel through a 4-inch compacted Class 6 base. We've installed it in Black Forest and Monument — both heavy wildlife pressure — without a single critter complaint.

Does hail damage it?

No. We've had clients take 2-inch hail and seen zero damage to the turf. The fibers flex and recover. Compare that to real turf, which gets bruised and patchy after a major hail event, or a flower bed that loses half its bloom in one storm. This is one of the reasons we think artificial makes so much sense on the Front Range.

Will it ever need to be replaced?

In a word, no — not for anyone we install for today. The yarn is rated for 15+ years of UV exposure before any measurable fade, and real-world installs in the Southwest are going 20+ years looking essentially new. If a section gets damaged (rare — usually a contractor accident), we patch-replace with a factory-matched panel. You're not looking at a 5-year or 10-year replacement cycle like old turf generations.
